This seven-collection neighborhood serves one of the nation’s priciest new home markets with an impressive range of attainably priced choices for diverse demographics. Concepts shown depict the neighborhood’s predominantly attached character; five of seven collections are paired homes, townhomes or flats, accounting for 424 of 536 total units. Attached, higher-density concepts optimize open space and support attainable pricing, while achieving compelling style, functionality and versatility. Within base pricing, innovative designs deliver abundant natural light, decks/patios and upscale features. Just one example: A paired home project splits plan forms horizontally instead of vertically, greatly enhancing livability and appeal by opening three sides of each plan to natural light. Irvine Boulevard’s arch-framed pedestrian bridge inspired the cosmopolitan architecture, which harmonizes with the urban edge of neighborhood’s longest boundary. Mixed wall heights, whimsical elements and vibrant palettes weave distinctive, animated exteriors, while horizontal and vertical siding, punctuated by stone and brick, enrich textural interest within cost-effective presentations. Front courtyard/porch-dominant architecture promotes pedestrian engagement, and walking the neighborhood is as much a part of the living experience as the homes themselves. Unfolding perspectives open to inviting respite areas and amenities, nurturing participation, activity and serenity. The focal park further enriches lifestyle value with passive and active choices. Dog parks, dog-wash stations and landscaped areas surround Novel House Community Center, where indoor/outdoor design provides a lounge, coffee shop, rooftop deck, workstations, HOA offices, and kitchen and dining spaces, enhanced by expansive decks with seating.
