Project Statement
Established in 1873, Deep Ellum is an eclectic neighborhood with a rich history located near downtown in East Dallas, Texas. Home to the city’s most significant collection of 20th century storefronts, Deep Ellum appears as a stark contrast to the glass- and iron-clad skyscrapers adorning the Dallas skyline. Artwork abounds, as the murals that adorn the aging buildings and the intricate tattoos that embellish the arms of the residents. NOVEL Deep Ellum honors the legacy of the neighborhood through art, curated retail, and gathering spaces open to the greater community. NOVEL Deep Ellum offers 231 residences averaging 800 square feet each on only 1.2 acres. The community comprises a two-story podium topped by five levels of wood-frame construction. The dense development includes approximately 11,000 square feet of street-level retail in addition to the residential component and ample amenity spaces. The ground floor is home to the lobby, leasing office, 24-hour fitness center, and eight unique ground-floor stoop units. A pedestrian and bike-friendly community, NOVEL Deep Ellum offers a dedicated and secure bike storage room. The third floor features an elevated pool courtyard and a lounge courtyard complete with clubroom space and a catering kitchen. The rooftop terrace features sweeping views of downtown Dallas. Embracing the music-forward friendly vibe of the community, a unique space on ground floor of the parking garage serves as flex space that is regularly programmed for resident and live music events without impacting garage traffic. Residences at NOVEL Deep Ellum feature 42-inch solid wood custom cabinets, oversized kitchen islands, hardwood-style flooring, plush carpet, period-inspired ceramic tile and state-of-the-art appliances. With floor-to-ceiling windows and 9- to 11-foot ceilings, interiors are light-filled and welcoming. Local art infuses the community, from the edgy murals in the fitness center to the custom tile mural lining the pool.
