Project Statement
Pendana at West Lakes is the transformational revitalization of the West Lakes community immediately adjacent to downtown Orlando. This effort, led by LIFT Orlando, focuses on housing improvement, educational excellence, health and resident services. New mixed-income housing developed in partnership with Columbia Residential has produced a “community changing” effect on the surrounding neighborhood through a multi-faceted revitalization.
Pendana sits in the shadow of the Camping World Stadium complex and is built on the former Washington Shores apartments site. The sustainable, state-of-the-art, mixed-income development comprises 320 newly constructed units, including 200 one-, two- and three-bedroom family apartments and 120 one- and two-bedroom independent living senior apartments. The community supports a wide range of resident incomes, including very low-income residents, workforce housing and 20% of the units at market.
Recently, the site was one of Orlando’s most notorious properties, comprising hundreds of vacant and dilapidated apartments that fell into foreclosure and bankruptcy. Redevelopment involved a complex set of public-private transactions to gain control of the site, complete environmental abatement, and demolition, before developing the new residential community. Upon revitalization, this area is highly desirable given its relative proximity to jobs and amenities in downtown Orlando.
