Project Statement

Guided by the city’s Town Center Specific Plan for the development of a new mixed-use district at the heart of the city, this unique community is the first of its kind to realize the important vision for a historic Southern California enclave. The design seamlessly integrates into the surrounding community and enhances the downtown vibe, contributing to the city’s historic seaside character. This mixed-use design solution formed a place that connects people and businesses, increases the walkability of the city’s Lantern District, and drives economic growth by attracting desirable retailers, restaurants and patrons to a new downtown destination for Dana Point.

Evoking a truly urban character, Prado West showcases an array of interesting architectural styles, taking cues from local landmarks and beach culture, and incorporates bold colors and materials, such as corrugated metal and natural wood siding. The design steps down at the corners to reduce the project’s mass, respect adjacent uses and maintain blue water views for neighboring residents.

Located adjacent to the historic Lantern District, a 40-foot mural incorporated within the project resonates with the community and beckons visitors to this modern urban village. Challenged by multiple site constraints and ambitious urban design goals, the development responds with a highly efficient and technical design, innovative mixed-use program, and diverse architecture to establish a bold new future for this sophisticated 21st-century seaside community.
