Official Show Home of IBS 2025 Sets Program Record for Energy Efficiency

The National Association of Home Builders (NAHB) Leading Suppliers Council, in collaboration with Professional Builder magazine, today unveiled the official show home of this year’s NAHB International Builders’ Show (IBS): The New American Home® 2025. IBS attendees and media members may tour the home Feb. 25-27.

Located in the luxury-home community of Ascaya in Henderson, Nev., the 2025 exhibit home is the 42nd edition of The New American Home. The show home, designed and built by Sun West Custom Homes, displays numerous examples of cutting-edge building techniques and boasts a New American Home program record for energy efficiency with a -54 HERS Index rating.

“This is our fourth New American Home, and it’s our best, by far,” said Dan Coletti, owner of Sun West Custom Homes. “Coming into the project, we had set very high expectations, and in the end, we exceeded them all. Everything from the view, to the design, to the materials—I feel like we hit it out of the park on this one.”

The 2025 exhibit has an expansive living space of 9,047 total square feet, featuring five bedrooms, five and one-half bathrooms, a second-floor multipurpose/game room, and an attached guest casita. Additionally, the home features an interior courtyard, two garages (a three-car and a two-car), and an 800-square-foot subterranean wine cellar and lounge.

Thanks to its innovative design and use of energy-efficient products, the home is expected to achieve several other high-performance accolades, including Emerald certification from the National Green Building Standard, ENERGY STAR certification, Indoor airPLUS certification, and certification from the Department of Energy’s Zero Energy Ready Home Program.

Interior design of the home prioritizes a seamless integration with the outdoors to maximize overall living space. Across the back of the home are several floor-to-ceiling sliding-glass pocket doors that fully retract to create a unique indoor-outdoor living experience.

“What I’m looking forward to the most is seeing the excitement of the experience for everyone who comes to see it,” said Tim Unick, project manager for Sun West. “There are multiple, different experiences throughout the home—everywhere you look, there’s an array of incredible features. The creative vision required to bring together a show home of this caliber was just phenomenal.”

All registered attendees of Design and Construction Week 2025 may tour the home via complimentary shuttle buses departing every half hour from the Las Vegas Convention Center. Shuttle tickets will be available on a first-come, first-served basis beginning at 7:30 a.m. each day of IBS at The New American Home booth located in the rear of the Central Hall. Buses will depart from the blue parking lot.
